Eduardo Abush
Managing Partner
Eduardo Abush founded Waterfront Capital Partners in January 2013 and has been its Managing Partner and Portfolio Manager since inception. Prior to Waterfront, Mr. Abush managed a real estate focused securities portfolio at Millennium Partners from 2005 through January 2013. Prior to joining Millennium Partners, Mr. Abush was a Senior Analyst at Zimmer Lucas Partners, focusing on both energy and real estate-related stocks. Mr. Abush graduated Summa Cum Laude from the Instituto Tecnologico Autonomo de Mexico with a Bachelor of Arts in Economics in 2000 and earned a Master of Business Administration from the Stanford Graduate School of Business in 2003.
Hyatt Baker
Partner
Hyatt Baker is a Partner and the Head of Credit at Waterfront Capital Partners. He joined Waterfront in 2024. Prior to Waterfront, he spent 15 years at Deutsche Bank where Mr. Baker was a Managing Director and most recently Head of CMBS trading, running the secondary trading business and a team of traders. Before that, he was Head of Asset Backed Securities trading at the bank. Mr. Baker earned a Bachelor of Business Administration from the University of Michigan in 2008.
Quinn Fionda
President, Head of Business Development
Quinn Fionda is the President and Head of Business Development and Investor Relations at Waterfront Capital Partners. He joined Waterfront in 2025. Prior to Waterfront, he had been a Partner and Global Head of Business Development at several alternative investment firms over the last 20 years. Prior to entering the financial services industry, he was a U.S. Navy SEAL. He earned a Master of Business Administration from the Tuck School of Business at Dartmouth College in 2003 and a Bachelor of Science and a Minor in Russian from the United States Naval Academy in 1995.
Andrew Katz
COO/CFO
Andrew Katz is the Chief Operating Officer, Chief Financial Officer and Chief Compliance Officer at Waterfront Capital Partners. Mr. Katz joined Waterfront in 2015 and is responsible for all fund accounting and corporate books and records. Prior to Waterfront, Mr. Katz served as Assistant Controller at Roundtable Investment Partners LLC. He began his career at KPMG, where he received his CPA designation and worked in the Banking & Asset Management group. He earned a Bachelor of Science in Accounting with a minor in Real Estate Valuation and a Bachelor of Arts in International Relations from Lehigh University in 2009.
